The water got cut off and the lady has been going around the neighborhood getting water from people for the last month or so, the property smells terrible there is constant alcohol going in and out of the property, druken abusive fights, etc. . .

If the insured does not have sufficient personal liability insurance in excess of $300k and a $1 million dollar plus umbrella policy or if the insured lives in the property a more robust DP policy will be in order along with the umbrella and flood policies.Individual HO-4 policies will be needed for each tenant but that is the responsibility of your tenants.

I know Hemlane software has the call center option built-in but I went with buildium because their system was just more robust.

Even buyers at foreclosure auctions see such robust activity that new investors are finding few 'deals' in the historically lucrative distressed sale niche.I've preached for years that in my niche, probate, the deals are made not by buying on the cheap but negotiating seller financed opportunities that favor a mid-or long-term buy and hold model, not a quick fix and flip.
