From my experience, that means "Won't appraise out for a loan" instead of "Screaming Deal".  

But the screaming buys are long gone.

Unless you have a very flexibly lender and a screaming deal, getting into rental properties with none of your own cash is very difficult.

Buyer's market or not, it's always a seller's market when the deal is screaming.

That is what I am looking to accomplish, in the past I have tried direct mail and I realized that I would not be able to sustain the cost for that.So the reason for my post was to find some alternative ways to market without breaking my pockets or going broke before I get my first deal.Everyone screams direct mail and I know its great but for the beginner what most fail to mention is it takes many touches between 3 to 7 touches to actually get some leads that will turn into deals from doing that.

The process seems a bit more complicated for tenants but not too involved.The tenant called me up tonight screaming and yelling claiming he didn't like the way some repairs had been done.

I've also bid and lost on several deals (cash buyers are tough competitors).I'm obviously patient and will not get into a purchase unless it's a screaming deal, but am also frustrated that perhaps my expectations are a little too high.Friends who own several properties say patience will pay off sooner or later, as they regret all the deals where they compromised on price and paid too much for a property.

I then had to have the courage not to run screaming as it was so far out of my comfort zone.

This screams somebody is taking advantage of you or they don't know what they are doing.
