Of course, people getting into the business should do their due diligence about what the local government's attitude is toward short term vacation rentals and if there is any legislation coming down the pipeline.All in all I thought it was yet another great show, I got a lot of food for thought as far as potentially doing my own vacation rentals at some point and my impression was she admitted it wasn't really right to sublet without her landlord knowing, although she didn't sound too broken up about it :)When we're young we don't always appreciate what's going on from the landlord's point of view.

@Patrick Crotty Hi Patrick, I found this blog to be an interesting read about the various states and which ones have landlord friendly legislation vs. tenant friendly legislation: https://www.rentcafe.com/blog/renting/states-best-...While it's true that here in PA where I live, the laws tend to favor the tenants, I believe that if you have good plan in place and do your due diligence, you will overcome any obstacles.

Here in Texas it seems like a lot of people were looking into subject-to strategies when the Fed was expected to be raising rates mid-to-late last year, but I've read some articles about how Texas was starting to pass some legislation to make it more difficult to pursue that type of strategy.
