New Philly Lead Paint Legislation

Hi All,

What are your thoughts on the new lead paint legislation that will take effect on Oct 1, 2020? Basically it requires a test every 4 years to get certification to be legally compliant in Philadelphia. How much does a lead paint test cost? Thanks

@Ike Phu lead paint is a serious issue in Philadelphia and many other cities. I’m happy that the city is working to protect its kids...

but like most things, the good landlords with the well kept properties will follow the rules and pay for lead testing. The cruddy landlords will ignore it, and will go mostly unscathed. There may be a few who pay a fine or whatever, but I’d be willing to bet that most will coast under the radar.

Testing is easy. I use a company, Lead Safe Technicians. It’s about $250-300 for a 4BR house. All my rentals are in good condition, newer vinyl windows and no chipping paint.

The best thing you can do is talk to the company before they test and get their recommendations on cleaning & painting.
