The Self-Sufficiency Test does not pass the requirement (PITI ≤ appraised rent x 75%).I got in contact with another Lender B who is telling me the self-sufficiency test is required only when you need the rent pay back to supplement your income as qualification for the loan.I confirmed with the Lender A that my income alone does qualify me for the loan but they are telling me the self-sufficiency test is required regardless of your income qualifications.Who is correct on this?

Right now I feel that a CPA with investment experience along with the supplemental knowledge gained from BP (including the awesome forums) can offer insight and wisdom that I will use immediately.Could probably get assistance from someone other than a CPA but their advice would include a disclaimer that tells me to verify with a CPA  lolPlus I'm more comfortable giving my financial information to a CPA to look over vs a normal human.

On the LR-Supplements for June it states owners name and labels him as "Deceased" which I am sure adds some layers to the whole situation.

Then look at what Farmer's is offering you, likely it is now very overpriced liability insurance supplemented by the Fair Plan and even then it likely is Foremost and not Farmers...Check with other companies that actually insure themselves.

I would make sure to write down what you are hoping to achieve, some examples would be longer term wealth, replacement of income, supplement income, better returns than cash sitting in the bank, retire early, etc.
