Also, listed/on-market deals are low-hanging fruit, amateur hour, honestly, so you can't have your cake and eat it, too, as far as, yes, you have the risk of a buyer going around you, and if you pitch an on market deal to a buyer, many them of them are turned off and feel you aren't really adding value by brining them something that anyone has access to. 

Don't put all your eggs in 1 basket and "hope" the pipes make it another 3 years.

I was planning to do welcome baskets until I learned from quite a few that it reduced your revenue it didn't raise your Revenue on average.

The driver was just there to take the correct number of units and put them in the basket and when it made it back to the truck center put the correct units into each outgoing truck bay.

We personally only have our units on Airbnb, but are trying to move away from that because of continued problems within Airbnb and not wanting to put all of our "eggs in one basket".

@scott mac made my coffee spill...Laundry room- not a coin operated one but fluff and fold with a person.On site manager can: sell locks, loan tools for a fee, sell candy or soda machine, babysitting, rent bikes, rent ebikes, sell rolling baskets, sell or rent wagons (radio flyer or the canvas ones), rent out a pick up truck, sell security devices, sell mini air conditioners...Most these things require a person to be on site to stock, secure, and sell the items.Saturday bbq for sale plate of whatever Rent parking spaces.

Good to not have all your eggs in the Airbnb basket.

Capture any low hanging fruit that way.
