It is not a get rich quick scheme.

For paint, I have been transitioning to an all white paint scheme in my C class rentals.

Then there are the arbitrage group who went after what they thought was a no money down, fast money scheme.

Look for a few that add a pop of colour.

Cheap childish grifters looking for cheap little childish schemes to get out of paying contractors what they owe, well, that's another story.

I fully understand real estate investing is not a "get rich quick" scheme and good things take time but I am eager to get started as soon as possible.

As for interest, let's use the wildly optimistic 10% (which happens to be what Bernie Madoff promised investors in his ponzi scheme):So you need to have $1.2 Million by the time you are 40 -- and that's assuming a 10% rate of return.  

You get less on the deal but in grand scheme of things you will make out if you are good at what you do as after a deal or two you could move them out of equity and just do the private lending. 

Maybe the higher rent I would require made it not worth it to him or maybe he saw another shiny object and started chasing down another get rich quick scheme that he heard on a new podcast…My point is, there are landlords out there that would be open to the idea.
