Often time in multi units water sewer and trash are on one bill.Also if those utilities are lienable, you may want pay them as LL, so that they don't cloud the title of the property. 

Hopefully the OP is in contact with the original seller in order to sign off with no problem, and hasn't clouded the title during the 7 years the OP has paying their loan.

They have a great "cloud" software in which I can see all activities such as maintenance, rent collections, delinquencies etc....

The banks have clauses that limit what they can sell for after being sold to you, and how long they have to season before they can be resold (a lot of times at least 90 days) which normally would be a cloud of title...I really don't think there is much viability to this model anymore.  

I use google docs because there are a lot of functions I love about it, but mainly so that it's in the cloud and always available.

Ideally, the software would track each property individually for rent reserves, PM, etc.In addition to buy-and-hold, I would like the software to be able to handle accounting for flips.I've been using a combination of Excel (stored in the cloud) and Google Docs, so I have access anywhere, but I would like to combine my spread sheets and use something more conventional.
