Good tip, to go in just asking the question, rather than with an accusatory attitude.

They have been late on their payment 2 months in a row and I haven't charged them the late fee in an effort to show them that I really do care but doesn't seem to have any effect on their horrible attitude ls towards me.  

I'll set my sights low on something and then once we start working I get a "well, we might as well attack this now since we're here..." attitude. 

I chalk that one up to my relaxed attitude towards the transaction.

Instead, I am going to teach them to have a positive, helpful, and proactive attitude.

As long as you have a good attitude - as you clearly do - and a willingness to learn and make adjustments, getting ahead is inevitable. 

Yes absolutely I know I have done it but compared to the type of people who reached out to ME instead of the other way around it was a massive difference in attitude and motivation to move forward in the process.

You do not state if this was your first flip, but if it was I suspect breaking even was good and you learned a lot.And you maintain a positive attitude. 

The thing I dislike the most is Snarly attitudes on payday from working too hard.Most do not seem to suffer from this, and some seem to have (shades of grey) of it a lot.I had one tell me he Hated me because I sat inside in the Air conditioning and (did nothing all day???
