Stain is extra but this includes all the millwork around windows and floors etc. so 2k sq house  4 to 4500 to paint interior   same for exterior thats body of house trim and seperate door color Another 4 to 4500 for grand total of 9k.. for a 2k sq ft new build in Portland market.

Stained Concrete FTW!

Waiting on the stained cabinetry doors, then hardware, installation of appliances, electrical fixtures, and finish plumbing fixtures (all rough plumbing has been completed).

And no mattress pads either, even with our new sheets it was gross --we could see blood and 'stuff' staining the mattress. 

i don't run into too many contractors wearing paint stained clothes unless they are hacks.

Stained treated pine looks great and costs less than cedar. 

So my handyman just did some staining, and saved ourselves a couple grand.

The shallow sand wells in my area contain a lot of iron creating rust stains on the outside from the sprinkler system.

I prefer beater trucks for work because it keeps me humble, keeps my tenants thinking in not the "Greedy Landlord", makes me appreciate my nice truck when I drive it, keeps the newer truck miles down and I don't care too much about getting dings, scratches or random paint stains on it.
