I am in the military and will be moving to the Ft.Lewis area (Tacoma, Roy, Puyallup, Bonney Lake, Lakewood) and have myself in quite a pickle. 

I was able to flip a 4 Plex in Tacoma last year by acquiring the distressed second position debt then taking ownership and selling the property at a good profit in less than 6 months.

They have clients nationwide but are actually based in our state (down in Tacoma). 

Most of the neighborhoods in the greater Seattle area are out of my price range so I am considering other markets in the region such as Bremerton, Port Orchard, and Tacoma.

Between Everett to the North and Tacoma to the South we've definitely had successful househacks around that price point.

And then we didn't actually have the movers start loading the truck until the morning of closing, after we had seen the HUD and knew the buyer's purchase funds were in escrow.We actually tried to negotiate retaining the property until the day after closing so that we didn't start moving until after the closing, but the buyers wouldn't go for it (understandably).
