Tenant won’t leave after lease expired

Lease expired, tenant said he can’t move out because lack of money. I don’t want to rent to them anymore, they were always late on payments. I haven’t accepted any payment after lease expired. I gave them a 30 days notice about lease won’t be renewed. What should I do? Eviction?

The major problem with everyones "take care of myself' business attitude in offering cash for keys is you screw the next landlord. This is a highly questionable approach to doing business. It is not appreciated by any landlords that bother to take the time and effort to screen for evictions.

I hope that all you landlords bribing bad tenants get burned by some other lazy landlords bad tenant. Fact is you probably did and rather than evict you passed along the problem to the next landlord again.

Cash for keys is the perfect business practice for training professional tenants. Thanks guys, the rest of us really appreciate your professional approach to our business.
