If it costs you $2000 to generate 20 calls ($100 cost per call is not unreasonable/your mileage may vary) and 20 calls to get a deal, and you net $2500 on a deal, then yes, there is a pretty small margin there.

If so, IMO it's never a mistake to pass on working with people who talk like that.To be honest, I don't consider $7500 EM unreasonable, but I don't like someone who changes their mind on EM.

My goal will be to make 15,000 a month with wholesaling, which from what I’ve read shouldn’t be unreasonable after I get the hang of it, and use the money each month to put as a down payment on a small 2 or 3 unit multifamily, or perhaps wait longer to save more and get more units, making a minimum of 200 dollars per unit.

I don't know if you will needed licenses electricians and plumbers in your are but that will def. increase costs a lot.Also keep in mind that you will have to pull permits for the work & that can push your time table out of wack.But it seems to me that what he want is not unreasonable. if you bought it at 50, even with holding & closing costs you will have a very big margin for overages.

I gave them within 30 days of move-in to do so, it's been 60 with multiple reminders, and they argue now that that amount is unreasonable.
