My concern is anticipating he may try to hang the permit over my head, and propose a massive change order to complete the remaining scope to comply with the permit, so he can be made "whole" from floating the permitting costs.

If it’s a great deal you’ll find the money to finance it or maybe get the sellers to finance or float the mortgage for a few months.Partnering is a great way to fill in knowledge gaps and partnering with an agent might be just the thing you need.Goodluck!

@Gino Barbaro I have owned self storage it was a unique building in Portland it had 44 units 10X 20's insulated and dry walled with nice garage doors.. and there was 7k sq ft of nice commercial above it.we play heck trying to keep the commercial occupied.. it was in a bad location for commercial as it was off the beaten path BUT right across the levee form a few hundred floating homes and in the middles of a 160 unit townhouse project.. so it took a while but we got it all full.

Hello, I am considering a short term rental - Single family home, mountain views, 3-5br, 1500-3000 sqft in the Banner Elk/Beech/Sugar area and have several questions that I am hoping the excellent resources on this forum can assist with. 1) Thoughts on the relative strength of each area for STR potential2) What demographic is the most common source of rentals in the area - i.e. single families, group vacationing, etc?

Right now most of my revenue comes from Vrbo bookings.I did get more than usual from Airbnb last year.I have higher rates than ever and had a banner year in 2020.
