Tenant proof floor coverings? getting the most bang for the buck
Hey BP, I'm in the process of rehabbing a rental and wondered what flooring was best for low income rentals. In my area 3/1 rents for $600-665. The unit had carpet in it previously but I'm going for something more durable. I've heard folks talk about laminate and ceramic tile, but what about the plank vinyl? They carry 15 -25 yr warranty on brands from Lumber liquidators in our area. And would you use laminate in bedrooms in place of carpet? What do you guys think?

Never use carpet in a rental if you are looking for durability. Carpet will need to be changed at every tenant turn over. Laminate or plank vinyl. Plank vinyl in wet areas such as bath and kitchen laminate for the rest of the home. Sheet vinyl is easily damaged and must be completely replaced when damaged. Laminate and plank vinyl can, with some effort, be repaired by replacing only damaged sections. Quality laminate and plank vinyl are durability wise superior to carpet and sheet vinyl. Do not use hardwood or carpet in low to mid level rentals. Tenants are generally irresponsible and do not take care to protect your property. Tile can and does get broken by tenants and is expensive to replace.
