Consider this scenario:-$600,000 purchase price-3.5% down payment ($21,000)-5 bedroom home where you live in one room (preferably an ADU with separate entrance) and rent out other rooms-mortage/PMI/taxes/ insurance= $3,700 a month -if you charge $1,100 per room= $4,400 rental income a month ($4,400-$3,700= $700 profit a month)This is my plan to get started and I plan to do this to 1 new home every year for the next 5 years. 

We have a Nest thermostat to monitor the temperature, a Ring floodlight that covers the entrance door and a digital lock that I can change to code for the door.

I once bought a co op in a building where the sponsors upgraded the entrance way to the building.  

Here are some details that were provided on the proforma - "owner pays gas for unit #4, 5 units have central A/C, and 3 units window A/C belong to tenants.One porch rebuilt, new laundry room door, main entrance door improved, brand new gas line, new fence, entire roof recoated, new drop boxfor rent, some sidewalk segments replaced $2600, 5 toilets replaced, 3 stove and 3 refrigerators replaced, new hot water tank"If you want to be an LP or GP on the deal let me know. 

Every plumbing entrance, soffit, vent, drainpipe, chimney needs to have ¼ inch 23 galvanized stainless mesh sealing.

In Seattle, whenever a service entrance, (i.e. meter box) is altered in any way, it is REQUIRED it be replaced up to present code.

There are some valuable skills that can be learned, but unless it is the only option available, and the deal REALLY pencils out I would try to find a different entrance to RE investing. 

I use that in our home on the main entrance.

Maybe one of the bedrooms has a private entrance and can be a suite unto itself.  

The property type is a MIL unit that is part of my home (it was previously the basement) with its' own separate entrance.
