That will put a cloud on the title and they'll have to pay it from the proceeds of the sale when it sells for the buyer to get clear title.

I would look into just plan old REIT's as a good place to start over a cloud funding platform.

A really sharp lawyer might see through it but an average personal injury / ambulance chaser might not and tell the accusing person that they won't take the case on contingency.

So, I went with podio and a basic setup so I can get a system in place that I can use today and grow over time.Truthfully, a spreadsheet in the cloud somewhere will probably be enough for most beginning investors.  

This is to prohibit the seller from getting a mortgage or selling the home to someone else because the title is clouded by a prior filing.
