He is widowed with no relatives.

So I'm mostly being drawn to multi-family properties, buy-and-hold, starting with small residential properties for the first 3-5 years (starting with a house-hack for my daughter, and potentially another for my recently-widowed MIL), and after a few more small residential properties then maybe scale slightly to a couple small apartment properties. 

My last purchase was filled with black widows.

Maybe there is a widow living there now and she can't take care of the yard and she doesn't have anyone to help her.

The owner is an elderly widow who is refusing to accept any offer for her house because her deceased husband advised her: "if something happens to me, don't get involved with the rental properties." 

Can also get you the number for the movers widow to see if the lot is still available, and if any relatives will move the house.We took great pains to save all the bricks from the chimney, put them on pallets, might want to make sure they come with, as no other bricks will match.

Also needs back door replaced and some widow panes are broken in the detached garage. 

Not sure if that's the law,  or just how it worked out with our case.This is a little of topic,  but I'm never one to pass up a potential deal...If you track down the owner of the neighboring property,  you might want to inquire about buying it from the widow.

I am not selling this to a poor widow.
