They know how to underwrite the property types and don't weigh the file down with a bunch of BS.

This type of property would be very challenging for an EXPERIENCED investor to take down. 

What type of return are you promising them?

Maybe with a low (70% or less) LTV or an ARM and stellar credit...also depends on what type of loan you're looking for (nonQM or conventional Fannie/Freddie)

Sellers who are in financial distress or dealing with a property in poor condition might be more open to this type of arrangement if it helps them get back on their feet.The key to making this work is transparency and clear communication.

There are 4 Single Family Homes built on the site. 2 are built-to-sell and 2 are built-to-rent.What made you interested in investing in this type of deal?

What type of properties are you looking to add to your portfolio, I'm assuming SFRs, is that correct?
