This strategy has worked tremendously for us, but I'm not sure of demand or rates relative to your area.Keep running your numbers, but don't get stuck in analysis paralysis.

I think he regrets the escalating rates, and should have done it differently but if it comes out the way we think it does then  maybe I am sure he is happy with a result.If we have a quick, shallow little recession for 3-6 months mid 2024 that's pretty solid.
