Steven Hamilton IIthank you for your help in my other post too. it's the same deal. i think i will do a promissory note with my foreign sibling and do llc with my US sibling.the main purpose to adding my US sibling is it's family $$.if there is rental income/profit from flip the proceed would go to my US sibling to help 'support" her.

Its a very rare feature in my area so I ussually only install it in rooms that really lend themselves well to added details like crown, wainscoting, or an upgraded base moulding.
