@Lucy AhlI am not taking sides here, but it sounds like there are quite a few things amiss from both parties. 

They sound very knowledgeable and I am interested in jumping into the customized course they offer. 

1) Renting garage units2) Additional Pet Fees3) Adding flooring insulation in the upper unit led to improved efficiency and sound reduction for lower tenants.

.: It doesn't sound all that bad to be honest Property manager fees sound similar - for reference mine is 1st months rent plus 10% of gross income per month.

I'm interested in following this project when/if you kick it off. we have this in columbus. 58 rooms on .1 acres. 28000 sq ft. but this site the land is 50k it's set same as columbus but in miami dade county but sounds good. are you more interested in the miami one or the columbus one? 

I was thinking that the very thin hard carpet could serve as a sound insulation layer, and just installing click together LVP right over the thin carpet and the thin hard stick on tiles.
