I do think we will get a little sanity once the interest rate increases "soak in"

See if one of them would go with you to the property to assess the work and how much it would cost to repair the house and capitalize on the "forced appreciation".Or, you can perform "sweat equity"...doing some of the work yourself if you have some experience with renovating and repairing property.Also, be sure to soak up the free knowledge here. 

There is a wealth of knowledge here, so be a sponge and soak it up.Since you are in the Atlanta area, consider joining a real estate investment club in your area.

Focus on that one niche and CRUSH IT and then move on to other niches.Once you discover your niche, soak up all the information on here that BP gives to you for free. 

We are just trying to soak and obtain as much as we can from listening to podcasts and reading many books.
