I call my repairman. 

In my town I don't even have an appliance repairman that will do warranty work because the warranty literally pays half what they normally charge and its not worth it. 

My expertise in the home building and repair fields in very diversified, I was and electrician/plumber/ carpenter, Home service repairman for many years and grew up in construction based household.

I said that if the repair man came I would meet him and take care of it.

People that I've spoken with told me this is all done organically over time - going on facebook and reaching out to people, talking to investors, and going online and speaking with companies that make products that help landlords.I'm currently a one man show and I'm hiring out everything in regards to rehab and I'm still looking for my trusty repairman and cleaning crew.

Because our is in our backyard, I directed the PM to email me before licensed repairman are called. 

Since we are just building out network in the area we do not have “repair man”but worst case scenario we replace and it takes a week or more to get it delivered etc… I’m just thinking ahead but this is helpful and puts me at ease.

I spent the first year and a half here building up a house flipping business, and from the end of 2018 to the beginning of 2020 I was a part of 22 flips in varying capacities: agent, developer, general partner, air conditioning repairman, landscaper . . . just kidding on those last two (but not really.)

I just had a friend who had a tenant say fridge didn't work, repairman said parts no longer available, then she realized the new fridge she put in a few years ago had been replaced with an old used one. 

However, during a recent repair call the repair man reported that the dog barked constantly and that the apartment smelled strongly of dog poop.
