It was all really quick, and the time to complete everything happened a lot faster than I expected (which was a good thing).I was worried at first that I had to use all the partners that Rent to Retirement had, but it was really easy for me to shop around for different lenders with different terms and rates, insurance providers, and property management company.

However, the reality has proven to be quite different, and I am feeling deceived and deeply frustrated.I am prepared to pursue this matter further, including with media outlets if necessary.

I’m wanting to be prepared and educated since I’m new to this and looking for advice.

Can you provide guidance on how to get started and some effective strategies?

@Colin Ford recommend getting experience with your RI duplex before going OOS.You should DIY manage the unit next door, so you LEARN about property management, the goog, the bad and the ugly.Then you'll be so much better prepared to invest OOS!

It is a lot of work to build property (more than fix and flip) so prepare to be busy.  

Additionally, it provides investors with the opportunity to add a unit on a property they already own, simplifying management since the new unit is in the same location.Finding a vacant lot is both expensive and difficult, so the ability to build, subdivide, and create new development opportunities can make financing easier.

We do them, but like you we often get push-back from the capital-provider funds.

Their pro formas felt optimistic with providing 6% annual appreciation and property management that is only about 6% of rent so I take it with a grain of salt (they offer their own property management services but it has terrible reviews on Yelp so I would probably go with someone else).
