Overall I have had a very predictable and overall positive experience investing with them across a few different markets for years. 

The turn is an ongoing part of the business that you cannot always predict when it will happen, but you need to have in your rolodex reliable people who can do a workmanlike job for you quickly and not three months down the road.

The path of gentrification is difficult to predict.

Some adapted & survived though.It was easy to predict the same thing happening with the STR market, especially with the short-term COVID craziness.It was crazy seeing investors bidding up property prices based upon STR projected income, NOT LTR income!

There are few growing neighborhoods in the area that are doing well in the STR space, and a few untapped markets that we predict could do well. 

Hi @Rita SamaddarI recommend areas based on three things:Budget: Knowing your cash to close helps me suggest the best areas, especially if you're using a hard money loan.Rehab Level: Whether you prefer low or major rehab impacts the neighborhoods I'll recommend.Market Dynamics: Areas with minimal days on market are ideal, as they predict how quickly your property will sell post-rehab.In conclusion, start with how much you have to work with and the level of rehab you're comfortable with to find the best areas for fix and flip.

But, in 20 years, if they keep it up, I predict that the same patterns will repeat, and prices and rents will soar.
