If you already have low respect due to a pre-determined mindset, it's hard to approach the community with an even or reasonable keel.

So maybe that RE decline that's coming for those markets is already built-in here.Orlando does offer other major long-term advantages like long term demand (will Broken Bow still be a place people travel to in 10 years? 

Financing is not typical-most people pay cash for them. 

When we invested this was a suburb to an IT hub that employed close to 20,000 people.

My question is what have people used with success to best track their time/investments over the year?

An old business associate once told me "There are two people in this world you make sure you pay...the IRS and your attorney."

I have a few people interested in investing with me strictly as cash partners.  

Since we are two people, we can manage the negative cash flow together.
