As for as the inspection goes, we don't know what has to be inspected, neither does the electric company or the building and permit office in City Hall, they have no records of anything from the past or present.

I’ve heard that a lot of the time when there is a contractor with a new LLC that they’ve had problems like this in the past or their last LLC got sued, so they just open up a new one.

I am looking for the best option for financial accounting for my rental properties, but not willing to pay for a service like quickbooks, etc. at this time.Does anyone know of a free service that has worked well for them in the past?  Or

I'm also very skeptical by nature...just curious if there is a way that you've used in the past or you recommend. 

Usually a Realtor that sits on a local association board will know the right person for the job (or know someone who does) and many of them were appraisers in the past or work with some at the association.

If you were burned by someone in the past or paid for a training and got stiffed, I am sorry, but that does not mean everyone else is out to get you or others!   

My wife and I are pastors.

She’s had a pastor in my single family home who had run out and did not pay rent but gave every excuse as to why it wasn’t worth pursuing him and better to just eat the cost.She’s put people in my properties who never should have met the income qualification to rent these properties as it was over their heads.
