The obvious answer is to sue when someone has committed fraud.

Obviously, I'm not a lawyer and should consult with one before.

Being that every new member gets a connection request from me, I get all of these spam messages myself and do my best to remove obvious spammers immediately.

Obviously the end goal is to build my own real estate portfolio, but gotta learn to walk before running and crawling before walking.

So that's my Rx for you; do LESS, simplify, don't chase grand-slams swing for the bases, focus on the simple obvious, be a good landlord. 

I do appreciate generating attention to the post for guys that might have some advice that isn't the obvious.

They usually sell for a really attractive price because investment property financing is (obviously) difficult, somewhat limiting the buyer pool to owner-operator small business owners (who in turn are typically great clients, as well).  

Obviously some potential issues with the lender, but how often do these deals really happen?  

He obviously will only get himself into more trouble because he now knows 1% more than he did, but not nearly enough to keep out of trouble.
