I also am exploring doing RE from my couch, so I can do deals in different areas. 

Remember that your go-to lender probably does 4-10x as many deals as you do as you do as a realtor, we've all got a longer list of stupid $1.99 BS things that created FHA appraisal issues, your lender can look for them.Sometimes it's something as simple as "move that damn couch over here so this isn't visible."

You better tell them they can't have bookcases, large couches, refrigerators or anything else heavy.   

You can buy decent stuff online for about what a few month's rental on furnishings will cost you (figure about $500/month to rent a 3 piece bedroom set, couch, loveseat, dining set, and a couple of lamps). 

I myself am on episode 101 currently, so I'll be caught up within the next month or so :-) Yeah I am super stoked to get the ball rolling and I wanted to shout out to the folks that help inspire newbie real estate investors like myself to get off the procrastination couch and just DO IT!

I lived on a friends couch for a few months working on growing an online training business that I can gladly say completely supports me now.

I rarely ask trick questions @Shawn Couch, and perhaps I should have rephrased my questions and written them to be open ended.  

Many people don't want to hear that, they want to hear that this is easy and risk free and you'll make a million from your couch on your laptop.
