On a side note.... if you change your mentality to look for win- win deals instead of selfishly seeking what you can steam-roll someone for, you will find yourself more successful in the long run. 

Looks like the steam from the bathroom didn't do well with flat paint. 

Perhaps they need to pay for a steam cleaning?

We are also putting in a new boiler for the steam heat.

He said cost for boiler and labor, as well as the updating of some parts related to boiler would be $3700. ( second estimate was similar)Second floor boiler (hot water not steam baseboard) is newer and looks good, however there is a cracked radiator in Living room that needs to be replaced.

Things haven't really effected the San Antonio market too much and with things going "back to normal" the market is steaming up again.
