I had a few issues: many providers did not have umbrella for CA residents, some providers did not cover CA RE, one (my existing) did not cover CA vehicles, some only would provide coverage if they had the standard property insurance (I did not want to change all my insurance), virtually all (including the one I went with) would not cover me at the coverage I desired (I was looking for $10m policy). 

We spend a lot of time on the reference calls, probing the landlords with a lot of questions designed to get them to open up about the prospective tenants (and their friends and relatives).  

But if the land investor is worth their salt, there should be enough meat on the bone for you to justify that cost, as we try to sell at 70-80% of market value to keep the velocity of money up.  

And these people could afford lawyers, trust me. At

I believe these deer produce close to 100 lbs of meat and that it's  put into a deep freezer and they use that as their food for the rest of the year.
