The new tenant will move in in August 22nd and our closing date for this rental property is August 19th which is just 3 days before new tenant move in. due to negative cash flow, we are thinking about to mange ourself instead of continue use the property management to save some cost, but based on our realtor property management said since they have put in some work (paint wall, fix few little things), so they need to continue charge for 10% our rental.

You can mange a single door yourself and if the tenant is quiet, doesn’t ask for anything, pays everything on time but let the insurance lapse would you kick them out?

It depends on how you screen the PMs and mange just like the tenant quality depends on how you screen and manage the tenants.I could not physically manage my investments directly as they collectively cross 11 time zones.

@Stephen Green I see a lot of people pushing North DFW but personally (my investments) and properties that I've helped my clients acquire and mange over the last 8 years, we've had tremendous success in Grand Prairie, Mansfield, and Arlington (South side).
