new landlord how to transfer property management to myself

we just bought our first rental property. the seller had this property managed by a property management company. The new tenant will move in in August 22nd and our closing date for this rental property is August 19th which is just 3 days before new tenant move in. due to negative cash flow, we are thinking about to mange ourself instead of continue use the property management to save some cost, but based on our realtor property management said since they have put in some work (paint wall, fix few little things), so they need to continue charge for 10% our rental. I am lost since we are not using property management and never signed a contract with property management company. do we have to pay property management company even we will managed ourself?
