Starting with out of state investing

Well after a couple years of listening to podcasts on BP and reading books my wife and I are ready to start investing. We're looking towards rentals and passive income to replace our income. A few years ago we inherited a rental property and since then the home value has gone up tremendously. We are currently refinancing it to pull money out for our investment. We currently live in Ventura County, CA and are looking possibly in Wake County, NC or Denton County, TX. Definitely open to any suggestions to any other locations, just with the prices here in California we want to build some wealth first on a multiple properties for the same price as buying just one in state. If everything goes through on the refi then we can start our investment careers. For now we're trying to zone in on an area to learn before we have the capital to purchase. If there are any suggestions about these counties or anywhere else would be great.
