If I put myself in the shoes of the outside partner/investor friend, I would be very concerned because: 1) unclear and/or potentially conflicting business plan, 2) even with clarity in the BRRRR business plan, unclear in the viability of pulling it off with these market conditions, 3) the chances of dispute seems very high, especially if you're going to live in. 4 years ago, I went through a  similar thought process when purchasing an investing property with mainly my family money, while considering an outside investor to rehab for higher STR ROI... 

I think it comes down to two main questions:1.

Second main point: Avantstay has excellent systems to find guests who will treat property and neighborhood responsibly.

But your main killers; road access, water access, fire hydrants, flood plain, storm sewers, Storm ponds, road surface requirements, etc. 

Once that happens you are in a different world.So I would get rid of the tenant, mainly because there have been 4 violations with the county your tenant has been served.

I have started investing for a few years and had some good results with a few GPs but even those GPs who had been coaching other people had really bad results this year (mainly no distribution).

On the main floor I'm going to redo the kitchen and bath, again this was my first Reno so everything was poorly done.

This would include doing mainly flips so i can get a solid return from that money or possibly even doing private money lending. 

For many of these hybrid and remote employees today, the main attraction to living in and around a major city like D.C. is the easy access to retail and entertainment areas, especially experience and community-focused retail areas.
