A lease will not guarantee that your tenant will pay rent.The more active and proactive you are, the better everything will go.

Most institutional DSCR lenders prefer one lease per property/unit, however, I've seen programs allowing rent by room strategies.

.• I was able to keep it well occupied and leased throughout 2024.• I sold the condo unit in late 2024 for a nominal profit.That brings us to today. 

I leased out my unit and moved back home to take care of them.

New landlord and she's still not paying rent probably because she knows she has a lot of time before you get everything together (proof of non-payment, copies of lease, etc), before you can evict her.

All this in addition to 6 other lease violations...
