Well, a lot of life happened and now I am getting back to zero no debt and I'll be renting for now and I am considering a duplex to buy cash or maybe land and some sort of unconventional home but still purchasing cash.

Is my CoC return solid, or do I need to adjust anything based on my market?

I've paid for a handful of programs over the years from cheap to expensive and narrow-focused to broad-based. 

The LLC only holds the raw land and it's completely paid for.

I would still set aside money for renovations that are need based if you do that and use the rest to invest.

The land deals have filtered down a ton too. 

Question is, without the land deal, would you have "bitten the bullet"?
