They do have other options that you can add-on, such as electronic inspection reports, mailing services and e-lease (this one is included if you're a Pro member which I am not) but I haven't found the need for any of those services yet.

@Angel Peng you can go the DBA route and use it to open a business bank account where tenants can make payments.You will need an actual mailing address though, not just a PO Box.

They pay for every single one of those mailings, by the way.

The exterior was painted when we bought it, we refinished the floors, added carpet, new paint inside, refinished the kitchen cabinets, replaced a couple windows and did some minor plumbing work inside (along with getting rid of TONS of junk throughout the inside and outside of the home!)

I opened a PO BOX to use for any mail for my LLCs which is really none. 

Too many new wholesalers mail them once and give up.

Do you do cold calling or do you just send the direct mail and wait for a call from the seller?

Never put an investor on a mailing list where they receive daily emails with every property that's listed within certain price points or zip codes2.
