@Sung Yu You can 1031 exchange your fourplex into a single-family home, provided it’s initially used as an investment property (rented for 1–2 years) to meet IRS requirements.

🙏☺️ I completely understand where you’re coming from & you’re right that owning real estate is a key step toward truly being an investor.I’m still new to the game, but I have a solid plan in place to move toward ownership & establish myself as a real estate investor.

My initial plan had been to do something like Rent-to-Retirement or REI Nation- assuming that I'd be leaving money on the table to pay for their expertise, but hoping that I would learn through the process and develop the confidence to strike out on my own later. 

Partnering: If you're initially short on funds or experience, consider partnering with someone who has more experience or capital.

This creates an initial negative equity position that consumes the initial cash flow, sometimes for many years.

Or give any one area a leg-up, besides the initial players like Virginia. 

I know we all experienced a significant disruption at the initial transition, but it's now been almost 60 days. 

I think it’s normal and expected that hosts provide an initial supply of these items.
