I'm closing on a duplex bought for 169000 and put no money down because of the first time homebuyers program and the seller paid the down payment.Im paying earnest money for the inspection.Is this an infinite return?

Metal shelf in there too...Agree with cabinets and new appliances, not necessarily granite will look good to renters and appraisers.My mom was a successful realtor and one thing she always did was make the sellers put in metal light switches (and new faucets )a Maybe 5 bucks a piece on the switch plates but one of those subliminal visuals that help people think higher end.

But they are infinitely harder to do.

1 and 2.  3-5 year shelf life for paint sounds about right. 

They look for that infinite ROI.  

As you get started in the business, you'll become an infinitely better investor by learning from the experience of an experienced operator.

Because you have nothing into it you would then have money for your next investment having achieved infinite return. 

If I can buy for no money down COC is infinite. 

You will never get an opportunity to have infinite return on investment again.
