I don't want to diminish the idea of keeping ourselves safe, but if you look at how many showings there are across the country compared to the number of incidents like this I'd say you're probably more likely to be injured or killed on the drive to the showing.

My suggestion, and something I have been seriously thinking about now is perhaps start with AHS and save money as you go for future incidences that require fixing.

This unit is the top floor of a duplex, so if something were to happen it could potentially affect another unit.If it makes a difference, these tenants have been in the same unit for 4 years with no incident to this point.Have any of you dealt with this situation?

We have had a few incidents where we needed plumbers, electricians, etc... for urgent service work - when you cut them a check before they leave the job, they are more likely to come at a moments notice the next time you need them too.We use UDirect IRA Services out of California and have been very happy with them.Dan Dietz
