I don't know how to delete this extra comment i made on accident?

In 2008 I lost my son in an auto accident ( and in 2006 i lost my nephew in another auto accident) and i really slowed down my investment activities. 

I understand your point about liability policies but what happens if you personally get in a car accident and kill a high income individual like a young brain surgeon or lawyer?

Typically I look for a businessman who has good income monthly but shows little income on their tax return because of tax write offs or someone who has great income but has bad credit that is "excusable". ie: Medical problems, previous job loss, auto accident, that kind of thing.

I do own a couple rentals but that was by accident. 

There was a TERRIBLE accident at the house, one of the tenants almost died. 

That ship has sailed. 1% rule here is about impossible without horrific neighborhoods.

I finally had to get the foreclosure order dismissed because I didn't want them to evict my new tenant on accident.

I like to have some money saved up aside from down payment just in case something happens in your life (laid off, accidents, and other emergencies), so I believe that it is much more safer to have at least 20-30% down payment when purchasing a home or investment property.

The unfortunate truth is that someone could also pass away due to accidents and this should also help protect both partners in such an event.
