Ours was horrible too!

Ask questions up front and keep in mind lower loan amounts get horrible rates on DSCR loans. 

Just seems like the best approach.Thanks, I expect to get people on here telling me how horrible it is, but everyone has to do what lets them sleep at night based on their risk tolerance. 

New Jersey gets a bad reputation because there are cities with extremely strict landlord laws, people invest in those areas thinking they are getting a good deal because the numbers "look good" on paper, long story short many of these areas are horrible places to invest with some of the strictest landlord laws in the world. 

She treats the property horribly (I am constantly cleaning up her mess outside (dirty diapers, clothing etc.) her place every time I go to cut the lawn) and I have no option besides getting her out of the property (I have been way too lenient with her).I am looking to serve her a 30 day notice to terminate month to month tenancy but she still has not paid this months rent.

You would not believe how horrible the stands are on very large tvs.

Property appreciation here is great, cash flow and landlord laws are horrible.

I'm moving from California to Houston and I've seen horrible things when flipping homes.
