External appraisal...best you can do is average comp and if your exterior looks like crap, you'll have a lower comp.

I think I could add external storage lockers or sheds and rent them out or loop them into rent. 

@Jacob Maes I know that some investors cash flow fine with condos in certain areas but it isn't something I'd be comfortable with because of all of the external factors that could be at play.

With renderings, this should not cost you more than $15k max.Interior renovations, external facelift, paved parking, handicap parking and ramp, signage, and landscaping.

Are there any hard money lenders that are ok with drive-by external-only appraisals?

Our partnership pays the interest on any external loans we use, but I do not charge interest on the personal cash I put in because I know that the profit I get will be higher than I would get using that money for another investment.
