If you announce to people there that you are a private lender, you'll have a lineup around the room to talk to you.  

Very important to make sure you have room left for a dip in the market.

For example, I would place one in the game room if it is located on the opposite end of the hallway from the bathroom.

I would not let a GC pick finishes - especially if its a flip - if anything get a realtor to assist.In regards to doing this from afar, I recommend hiring a project manager for a few grand per month to oversee the project for you, if not you are relying 100% on the GC which is not something I recommend.

Early on in my career, I saw a close frend do something similar.. she borrowed from her circle to finance a rural fixer-upper, then paid them back once she refinanced after the rehab.I’m guessing that massive yard plus the barn is already a big selling point for your tenant, especially with a family that wants a little extra room for animals.

U know the Pad split craze although I suspect neighbors would not like it.. but with the parking etc.. might get premium per room rents ??? 

Index funds beat those returns by a long shot and don't have furnaces to replace or tenants to deal with.As I see it, the only way to actually cash flow in the current market is to do a higher effort strategy (STR, MTR, rent by the room, etc.) or have low to no leverage. 

I change out rugs a few times a year in my living room.
