You can just look at rental listings (see how professional the photos are, etc.) to find a PM or just look at recent sales from an agent that’s selling a “like property”.

if Not, how long would one have to rent out the personal residence (treat as a rental and hence a like kind) in order to then qualify as "like kind" for an exchange.My dad has a house in suburbs of Boston and isnt selling soon but would be good to know how to dispo if he wants to do a 1031 eventually...Any help from the BP congoscienti would be fantastic.Thanks in advance.

You may be able to put up a cool coffered ceiling or something to accent you cool old house.It does not look alike a drop ceiling to me.
