Work with your attorney for what is needed to insure all subcontractors get paid by the General Contractor.Make sure the insurance covers Construction period and also materials.Talk with your Commerical insurance agent and they should address the above questions with you.If this is an older facility make sure your engineering firm has covered Fire Suppression systems and any Storm pond or drainage systems. 

Agree to allow the firm’s “entry level” attorneys handle your cases or as allowed by law their clerks?

I am doing my best to accommodate and fix the insulation as well as see if there are programs in place to lower the cost. however i want to be firm with tenant as they are not compliant with paying rent because of the cost of the utilities.

I am a firm believer that real estate agents should spend the majority of their efforts marketing to sellers, but beggars can't be choosers.

From the side of being a sponsor and having worked with almost all of the firms being discussed to get investors into our fund (I can say quest was great to work with since they are no longer around), there are those that are definitely a lot easier to work with than others and some really drag on the paperwork process whereas others are great.

We are where we are exactly because of the morons who went from Prep School to Ivy League College, to Law School, to some top-notch Law Firm, to some Govt agency.

Would like to invest in short term rentals to start and learn from this forum and experts.
