I have read some great business books that used a fictitious story to illustrate a business point.

For investing purposes, would you recommend getting a real estate licence to have full access to the MLS.

I have been flipping houses since 2005 and over the years I've seen plenty of unscrupulous things done by licenced RE agents like listing a 3/2 and it's actually 2/1.

I do plan on D4$ and working with my newly acquired real estate licence to find deals as well. 

Although that sounds like brokering, requiring a licence. 

What disclosures would I have to use and would the broker get a percentage of my commissions if it was found outside of his firm or since it is done under another company and I am going to be a realtor under my own fictitious name (LLC/S Corp) do disclosures about the brokerage have to be made?

My wife does have her real estate licence if that helps, so we do have access to the MLS. 

I have decided to go work on getting my real estate licence since it seems to synergize very well with the investor mindset.

I am newly licenced also, so I'm even more confussed if I have to use the long 6 page agreement with the seller or can I use a basic P&S agreement through my LLC.2.

Was wondering if there are any investors using a real estate brokers licence to search for and buy there own properties in Colorado?
