We were paying a bookkeeper $450/month, plus the $90 QB subscription to do our books but I felt like we were still having to tell her how to categorize everything so it just didn't feel like we were getting our money's worth.

Begin by educating yourself through books like The House Hacking Strategy and podcasts like BiggerPockets, and join online communities for support.

I have read the BRRRR book as well as some other investment books and though I am aware that the author recommends buying properties with all cash, I am still torn between going that route or going with traditional financing instead (or perhaps even a "hybrid" of those two options; saving up to put 40 to even 50% down or more to get higher cash flow and more equity right away, while also being able to forego the waiting process of building up enough capital to invest all-cash in another property again (assuming I don't use a hard-money loan).

Our book brought out the competition in droves. 

I don't mind setting things up on platforms like AirBNB and VBRO and even setting up my own website for direct bookings. 

Read my book, Brandon's book, or Every Landlord's Legal Guide by NOLO and learn how to proactively manage your property well. 

It seems to me that whenever I get a message or booking from a VRBO guest, it takes it a little while to show up in HostTools whereas airbnb bookings seem to be instant.  

If you're not sure of you preferred direction with your next property I would invest in understanding investing more thoroughly and read 5-10 books as well as speak to other experienced investors.
